Reasons you need a project manager during commercial constructions and renovation

As mentioned in the previous article, having a PM (Project Manager) to follow up the renovation project in the early stage of the project will not only provide you with the accurate renovation project evaluation details, but also coordinate with all the departments that need to work together, which will save time and avoid unnecessary troubles and risks during the renovation and construction process. In the following article, we will introduce the role of the Project Manager during the mid and final stages of construction.

During Construction

A proper renovation company will have a project manager for each project especially commercial renovation, who has professional construction-related knowledge, rich experience in the construction and renovation industry, and solid coordination ability.

The project manager not only needs to arrange the work schedule in an effective and reasonable way, and coordinate the timings of the different renovation construction or decoration teams, but also needs to control the process and cost of the whole project. In particular, they need to strictly control the construction quality - including checking the construction result to ensure that the dimensions and materials used are the same as the design, so as to avoid a lot of reworks during the final acceptance, etc.

Post Construction

This means that the project will have to be inspected by the departments who issued the permits before it is fully finished - which is also why projects requiring applying for permits will take longer to close.

After construction is complete, the project is not officially completed until all Permit inspections are completed and a Sign Off Letter is received from the engineers. However, sometimes there are possibilities that the inspector in charge of the project may be on vacation, or may be asked to make changes to the project – these all may cause delay to the project.

The project manager also plays a vital role during the project inspection, in addition to regularly inspecting the quality of construction during the construction period to ensure that the project will not go wrong, he or she is also responsible for communicating with the inspector during the post construction stage to ensure that the project is formally completed.

After the formal completion of the project, the project manager will hand over to the owner, including the location of switches and controls, the location of electrical boxes and controls, and other technical handover, as well as how to carry out follow-up maintenance.
